Inclusions in the price of your home
Prices include all connections to services (gas, water, sewer connection and garbage bin) fittings, air conditioning, curtains, carpets, sliding and lockable windows, a clothesline, TV antenna, carport (12ft x 20ft / 3.6m x 6m) and a concrete floor in the carport to the roadway. The allotment is fenced and all homes are insulated in the walls and roof to Australian Building Standards. Homes are spacious and well designed, offering bright and airy open-plan living, and are built by professional local tradespeople.
Weekly tariff
Weekly site fee/ tariff covers sewerage and council rates, garbage collection, estate maintenance, land tax and emergency services levy. Other than the weekly tariff, you pay only the initial phone connection fee (pre-wiring is already in place), and your phone, power and gas bills. Water is charged at council rates. You are also responsible for maintaining your own personal garden.
Site fees/tariff are uniform across the site and are indexed to inflation rates. These rates are regulated through the ‘Manufactured Housing Estates’ Department of Fair Trading N.S.W. legislation, a copy of which you will be provided with.
Effectively, the tariff you pay is a license that entitles you to the land and estate facilities, and is perpetual and renewable. A proportion of which may be rebated by the government (Centrelink through rent assistance), this fee secures the ongoing lease of the land.
Murray Haven land cannot be sold and used for any other purpose, and is controlled by a land management agreement with Murray Haven management that guarantees the land be used only for this form of living (Please ask for a copy of the NSW Dept. Fair Trading “Residential Park Living Brochure”).
Home Owner Warranty
All homes are comply with NSW Department of fair trading legislation. All home constructions are inspected and given the seal of approval by a qualified engineering firm.
Allotment size
Allotments are approx. 15m x 18m in size.
Changes to the design of your home
Any changes you wish to make to the internal walls/ layout of you home must be done before the construction is approved and signed off on. Otherwise, you may have to pay extra to cover the cost of any changes you wish to make. Charges will only occur if you make changes after the construction has been approved, or if the changes you wish to make actually increase the price of construction. For example, adding an extra toilet or additional decking area to your home design (see also: Additions).
Ownership
Your home is owned by you, and as such, you receive the capital gain from the growth in the value of your home and occupancy of the land in the estate.
You get full market value for the sale of your home.
There are no deferred management charges, fees or retainers imposed. The restriction is that the purchaser is suitable for the Murray Haven lifestyle.
Security
There is only one 24 hour entry/ exit to Murray Haven and the perimeter is fenced.
Home maintenance
You maintain your own home for your own benefit and capital gain. However, Murray Haven management is available to organise any work on your behalf using local tradespeople and suppliers.
On-Site facilities
A beautiful Community Hall has been built. The Hall features kitchen facilities, a library, craft room, billiard table, darts, lounge and large open meeting areas.
Social activities
An active Social club exists with all residents invited to join and contribute.
Pets
Within reason, residents may have pets. They must be de-sexed and supervised at all times.
Warranty Insurance
The normal construction time will be 20 working weeks (equivalent of 100 working days M-F) from the final completion of drawings and the selection of all finishes by the purchaser (paint, tiles, vinyl, fittings, carpet, curtains etc).

Designing your home - allowances
When it comes to designing your own home’s features, we’ve left it up to you to decide on things that will personalise it to your individual taste. Like, how you would like your kitchen laid out. So instead of designing a standard kitchen that may not suit everyone, we have made an allowance available for you to our kitchen suppliers and choose your own layout.
The same goes for your floor coverings, tiles and window furnishings/ curtains. If you desire extra features or products that exceed the allowance or a certain item, you pay the DIFFERENCE between what is allowed and the price of the item you chose.
For example, if the allowance for carpet is $25 per square meter, and you choose carpet priced at $30 per square meter, then you will pay $5 per square meter for the required carpet area on top of the cost of your home.

Inspection
Murray Haven is open for private inspection by appointment. A display home is available for prospective buyers to inspect. Please call Chris Philpot of Chris Philpot Real Estate Pty Ltd. on 03 5874 2732 to arrange an inspection, and see if you like the homes and lifestyle Murray Haven offers.
If so, then its time to set the wheels in motion to go ahead with your purchase.
Appraisal
If finance is necessary, you first need to get an appraisal of your existing home to determine its sale value. The appraisal determines the level of surplus funds you will have available after the sale of your home. Should you be a cash buyer, an allotment can be secured, contract signed and colour selections can be completed immediately.
Block selection
The next step is to select where you want to live. A $500 refundable deposit is required when you select your block at Murray Haven.

You need to arrange to list your existing home for sale if required
Design Selection
While your home is on the market, you can use that time to select the home design that will best suit your needs. You can then choose from an extensive range of interior finishes including paint, tiles, carpet and drapes through Murray Haven’s quality suppliers. Selections need to be finalised before building starts. All homes have current council approval.
Interview
There will be an interview process whereby all your individual requirements for your new home design, any additions or alterations and all information required to start building your new home will be gathered and finalised.
Contract
Once an unconditional cash contract has been signed on the sale of your existing home, Murray Haven will organise to start building your home.
Completion
Your new home will be ready in 15 - 20 weeks, depending on the extent of variations you require to the standard house plans and designs. This may coincide with the settlement of your existing so you can immediately move into your new home at Murray Haven.
Both Tocumwal and Cobram have storage shed facilities in the case that you do require such a service for your belongings for an interim period.
